Trade Hair Supplies

In June 2014, our clients Ray & Co (now Trade Hair Supplies) were approached by Darlington Council who wished to acquire their premises in Green Street Darlington from which they had traded since 1966. Ray & Co are a well know and well respected family firm who specialise in the manufacture and sale of hair products and have branches in Middlesbrough, Carlisle, Newcastle, Sunderland and two in Sweden.

The Council wished to acquire the site for the assembly of lands to continue their successful regeneration development known as Central Park and there was a possibility that Compulsory Purchase Powers would be used. More information on the Central Park Development can be found here.

Our clients instructed us to advise and we were able to negotiate with The Council and their Advisors suitable compensation to enable a superb new facility to be constructed on a major business park without the need for CPO or similar.

We were able to advise on the new site location; the appointment of architects and other professionals to bring this development to a very satisfactory conclusion.

 

Heron Foods

Acting on behalf of retained clients Commercial Development Projects Ltd; Catterall & Co have now sold the created investment of this new store which is let to Heron Foods on a new ten year lease.

Catterall & Co advised Commercial Development Projects on the acquisition of the site in December 2014 which was originally the former Roseworth Library and then assisted with promoting the required planning consent and achieving a prelet with Heron Foods. The development represents a major investment and regeneration in this part of Stockton On Tees.

Dublin

A retained client was confidentially seeking a depot in the region of Dublin with a view to breaking into the regional market. He did not want any of his competitors to be aware of his plans.

We are fortunate that Cattco have good contacts in the Irish Property Market and were able to circulate a confidential detailed requirement specification to the market. This attracted a positive response and over a dozen properties were shortlisted then considered on a cost/refurbishment basis. We needed to ensure that our clients proposed use was acceptable to The Irish Development Agency and this having been proven our client completed the purchase of a super building on The Poppintree Industrial Estate in Finglas Dublin which will be refurbished and extended in due course

North Shields

An interesting long leasehold investment which a retained client instructed us to sell. Originally built as a motor car showroom it has latterly been used as a Bowling Alley. Here at Cattco we analysed our database of Investors who sort asset management opportunities and drew up a shortlist for target marketing; which resulted in a successful sale to a Property Company

Warrington

A retained industrial client was seeking alternative factory and office premises in Warrington. We undertook a site search of land and buildings throughout the target area and found an existing premises which we felt would suit their needs. We provided a detailed analysis of ‘Design and Build’ costs versus ‘Refurbishment and Extension’ of the existing building which showed considerable benefits in acquiring the existing premises. We negotiated the purchase of the property on behalf of our clients.

Darlington

A developer client acquired a major site on Yarm Road. Development costs were anticipated to be substantial and unviable for industrial/commercial development. We instructed Planning Experts and succeeded in getting consent for a Travelodge Hotel and a Toby Inn on the frontage lands. The sale of the created investments leveraged sufficient capital to stand the infrastructure costs for the remaining site area; the first phase of which was a development of trade units which have been let to YESS and Screwfix.

 

North Shields

Units D1 & D2, Tyne Tunnel Trading Estate, Narvik Way, North Shields, NE29 7XJ. Acting on behalf of a Private Investor; Catterall & Co  identified this industrial investment on The Tyne Tunnel Industrial Estate and negotiated it’s acquisition. The property comprises of an industrial unit let to the North East Brewing Company by way of a 15 year FRI lease from 6 November 2009 at a passing rent of £45,000 per annum, exclusive. The acquisition showed a net yield of approximately 10.5%

County Durham

A private client required advice on the possible acquisition of a redundant freehold factory to house a substantial manufacturing facility. In addition to providing strategic advice as to how best to acquire the freehold and put in place a suitable lease agreement, we were able to use our extensive network of consultant advisers to establish that the premises were in a more parlous state than originally envisaged, and were therefore able to advise our client on the potential pitfalls of proceeding.
